Drees
Homes is committed to delivering each homeowner the home of their
dreams. Our Custom Option Program provides each homeowner the opportunity
to design their house before it is built. For a modest fee, homeowners
can add on any feature, change dimensions, create a new room, or
alter the location of just about any feature on the plans of their
new Drees home. Our designers will draw the plans specific to your
requests and our construction manager will make sure your home is
built just the way you want it.
All projects are priced based on requirements and
feasibility.
HERE'S HOW THE PROGRAM WORKS:
Would you believe that those selection sheets you filled out
need to go through six different departments before they can be
executed? Not only do you see the selections, but sales, accounting,
processing, estimating, and finally, construction must see these
too! All these departments work together in order to make sure your
selections go to the right people, and are performed properly. It
only takes one house of "black" shutters that should have
been "white" to see the importance of this system.
Change Orders Before Construction Begins.
We try to accommodate changes to our floor plans which our customers
request within certain parameters. There are two (2) types of changes.
First, many plans have standard options or features that can be
incorporated into the plans as desired. Of course, not all options
or features are available with every plan. Second, custom changes
(or non-standard options) in which the customer desires to modify
a plan to his or her particular design will be priced out upon payment
of a non-refundable design fee.
It is important that all changes be requested in a timely fashion.
Even though we utilize a computer aided design system, any change
after the final construction drawings are printed is costly and
time consuming. Help us in helping you get the home you want by
completing all change order requests prior to the preconstruction
meeting.
Processing Change Orders During the Construction Process.
So you think you thought of everything before we started the house,
right? Unfortunately, this is not always the case. We understand
that it is sometimes hard to visualize certain aspects of your new
home until various stages of completion. However, it is also important
to point out that it is not as easy to implement changes on your
house once it has started remember all those different departments
we were telling you about earlier? The ones that see your selections
and changes before we start your home? Well, guess what, they still
need to see any changes during the construction process also!
For this reason, the following format must be used in processing
change orders during the construction process:
1. You must contact your Sales Manager notifying
them of your change order request and complete a Change Order
form.
2. There will be a fee payable up front to start the processing
service. This fee is non-refundable.
3. The Sales Manager will let you know if it is too late
in the construction process to make the change. All Non-standard
options must be made prior to the Pre-drywall Orientation.
4. If it is not too late, the Sales Manager will obtain
the cost of the proposed change.
5. Upon your acceptance of the price, your Sales Manager
will bring it to our office. From there, it begins the "paperwork
mill" process mentioned before.
After the Design Center meeting, any change made will have a processing
charge attached to it; this is for each item of change. These charges
are necessary to cover our costs to process the change, order the
needed materials, make any necessary changes to the production schedule,
and most importantly, make sure that the change gets to your
project supervisor and workmen in time!
The best advice we can give you is; give any proposed changes
careful consideration before construction of your home begins.
